What is the typical home building process?

We know that building a home may seem overwhelming, but by partnering with us, you benefit from our 40-plus years of experience! We have taken our knowledge and created “The Eastwood Way,” a 10-step process that breaks down the new home experience into manageable, but detailed, steps. 

What changes can I make to a floor plan?

Eastwood Homes is not a custom builder, but all of our plans have customizable options! We offer both structural options as well as design options with each of our plans, allowing our homebuyers to personalize their home for their needs. 

Can I make changes during the building process or do all decisions need to be finalized before construction begins?

Structural options need to be completed at the time of contract. All Design Studio selections must be finalized prior to the home starting. Once construction begins, changes are not permitted. 

Why are certain house floor plans featured in one community but not others?

There are many factors that go into choosing floorplans for each community, including the building footprint of the homesite, and the price point of the community. Some communities also have specific architectural guidelines that we must follow. 

Can you build on my land?

Yes! With Eastwood Homes’ Build On Your Lot option, you can choose from over 40 floorplans, each with hundreds of structural and design options to personalize your home to fit your needs. We are currently only offering our Build On Your Lot service in Charlotte, NC and surrounding areas (within a 60 mile radius).

How long does it take to build an Eastwood Home?

This varies by community, but our typical build times are 5-6 months from the time you contract on your home to closing. The average time of construction from the start of the home is 100-120 days. This also varies based on the type of foundation, as crawl spaces and basements can take longer. Our new home specialists and builders will provide regular updates throughout the build process. 

How much do your homes typically cost?

The cost of an Eastwood home varies depending on location, community, home features, and amenities. Generally speaking, our homes ranged from $180,000 to $500,000. We would love to help you find a community that would work for your price range.

 

Do you offer homes to rent?

Eastwood Homes is a new home builder with homes only available for purchase. 

Do you build model homes open to tour?

Yes, most of our communities have a model home for you to tour! We suggest scheduling an appointment before visiting an Eastwood Homes community so we can make sure our Specialist is available when you arrive. To schedule a visit, please contact our Internet team at 866-551-7995.

Do I really need a Realtor when buying a home?

Eastwood Homes values the Realtors we work with, in our communities. However, whether you use a Realtor during your new home purchase is entirely up to you. While you are not required to utilize the services of a Realtor to represent you in your home purchase, there is no incentive for not having one. If you choose not to use a Realtor, our experienced New Home Specialists and Builders will guide you through the process and keep you informed.

What sort of home warranty do you offer?

Eastwood Homes offers a 1-2-10 Warranty by Centricity Warranty Group.
In the first year of homeownership, most items in your home are covered. Your warranty booklet will contain an easy-to-read matrix to explain what is covered and what is the homeowner’s responsibility. 

 

In the second year, homeowners enter the “Major Mechanical” phase of the warranty that covers the plumbing and electrical systems between the walls of their homes.

 

Structural load-bearing components of the home are covered for the first 10 years of homeownership.  This includes items such as load-bearing walls, lintels, beams, and trusses.  

 

Exclusions to the warranty are listed inside your warranty book.
Beyond the Centricity Warranty, other warranties may apply, such as for appliances, which are covered by the manufacturer. In year one, a warranty service tech will come to your home for appliance repairs at no cost to you. After the first year, homeowners have the option to extend warranties on the appliances with the manufacturer. Finishing products also have their own manufacturer’s warranty. The home’s exterior siding, tub and shower pan, and flooring carry a 5-year manufacturer’s warranty.

 

The HVAC warranty is also through the manufacturer. Homeowners should register their system with the manufacturer upon occupancy of the home. By doing so, the homeowner receives a 5-year parts warranty. After one year, homeowners are required to purchase a service agreement with the HVAC company that installed the system in their home and keeps an active service agreement at least through year two of home ownership. Afterward, homeowners may choose whomever they wish to service the system going forward.

 

Cabinets in your home are not covered after closing unless specific criteria are met for defect and warping, which are covered by the manufacturer. 
Windows in the home carry a limited 50-year warranty for the argon seal for the first homeowner.  If the home is sold within the first five years by the original homeowner, MI Windows will provide a limited 10-year warranty for the second homeowner for the seal

 

What are the energy-saving home features you offer?

Our HVAC systems use control zones, so you only heat and cool the areas of the home that you wish. We use energy-saving appliances including plumbing components such as the toilets and water heater. Our homes also feature energy-efficient double-paned insulated windows that offer a 50-year limited lifetime warranty for the argon seal from MI Windows.  

 

At closing, you’ll receive your “energy-saving rate” as determined by the county utility inspector. In most counties, you can use this rating to receive extra savings on your utility bills!

 

What new procedures have been implemented to ensure everyone's safety considering COVID-19?

Our customers' safety is our priority. For that reason, Eastwood Homes was quick to implement mask requirements for our staff, as well as anyone interested in touring an Eastwood property regardless of vaccination status. 

 

Many of our plans can be toured virtually from the comfort of your own home as well.

Will I be treated fairly at Eastwood Homes?
