Basic Function:

The Maintenance Technician assists the Owner/Manager and Townhome Maintenance Supervisor with the operation of three townhome communities in Gastonia, NC (Arbors, Davis Crossing and Reserve) with emphasis on maintenance and repairs of occupied townhomes, restore/turnover of vacant townhomes to re-rent and overseeing cleanliness of townhome grounds. 


The Townhome Maintenance Technician must: 

1) Demonstrate organizational skills to prioritize all required tasks including but not limited to resident work orders, turnover of vacant townhomes and ordering of supplies with the guidance of the townhomes supervisor. 
2) Be capable of interacting and effectively communicating with residents, leasing agents, supervisor, and subcontractors. 
3) Demonstrate a high level of accuracy in all levels of repairs and reporting. 

Major Duties and Responsibilities:

• Restore vacant townhomes to rental condition- Schedule paint, clean, carpet clean, replace or repair items in townhomes as needed and as recommended by Supervisor
• Assist in checking maintenance phone each morning and recording of maintenance requests
• Receive emergency calls on cell phone every 4th week after hours and on weekends
• Aid in keeping grounds, dumpster, parking lots in good condition
• Maintain pool and pool area
• Maintain Davis Crossing pump station by washing out once a week
• Meet with leasing agent and owner once a week for update of turnovers and maintenance log
• Maintain company equipment in good working condition
• Complete other duties as assigned

Good Working Knowledge of:
• HVAC- Maintenance as to drain lines, replace thermostats, replace fans, replace fan relays and other related repairs
• Plumbing- Pull and set toilets, replace all workings of toilets, replace all workings of sinks, water heater replacement and element change and other related repairs
• Electrical- Change light switches, lights, check voltage, and other related repairs
• Painting- Skills in painting in order to turnover vacant townhomes
• Home Repairs- Skills in home repairs in order to turnover vacant townhomes
• Assist in coordinating subcontract work-painter, cleaner, carpet cleaner, carpet/vinyl installer, and landscaper


Working Conditions:

• Workweek: Monday through Friday; weekends if workload requires.
• Minimum working hours: 8:00 a.m. to 4:30 p.m.
• Afterhours and Weekends: Every fourth week on call after hours and weekends for emergency work request
• Work truck: Dependable transportation that is to be utilized, as required, to haul materials in order to complete necessary job functions
• Ladder: May require climbing ladder or stairs on a daily basis
• Lifting: Lifting may be required on a daily basis 
• Weather: Outdoor climates may require Maintenance Technician to work in extreme temperatures and during various forms of precipitation
• Dress: Appropriate work attire and personal hygiene required representing company in a professional manner
• Stress: Situations may exist on a frequent basis that requires tolerances for stress as well as appropriate stress management techniques to be utilized
